JOB SUMMARY: 

Working under the direction of the Housing Manager, the Housing Maintenance Worker’s primary responsibility is the maintenance and repair of the interior and exterior of housing units.

DUTIES & RESPONSIBILITIES: 

  • Assist with inspection of housing units and buildings to determine maintenance and repair needs to ensure they are safe and in good condition.
  • Prepare an annual housing maintenance work plan.
  • Schedule and coordinate electricians, plumbers, carpenters, etc. as required.
  • Perform post-work inspections to ensure quality standards are met.
  • Comply with the work schedule and tasks related to maintenance and repair of housing units as assigned by the Housing Manager.
  • Complete and report on work orders as generated by our maintenance management system software program.
  • The ability to perform minor electrical repairs and maintenance such as repairing or replacing receptacles, light ballasts, switches, fans, electrical fixtures, smoke alarms, etc. is an asset.
  • The ability to carry out basic plumbing maintenance, repairs or replacement of toilets, sinks, bathtubs/showers, water lines, drainage, etc. is an asset.
  • The ability to perform basic carpentry repairs and maintenance, including cupboards, flooring, doors, door and window locks, railings, etc. is an asset.
  • Routine maintenance to HVAC equipment as appropriate.
  • Perform other routine maintenance jobs such as painting and drywall repair.
  • Maintain inventory of tools, equipment and supplies.
  • Vehicle operation to load, unload and deliver materials, tools and equipment and other related material as necessary.
  • Accompany contractors/trades to inspect, determine and perform repairs at housing units.
  • Assist in annual/periodical housing inspections to check for damage and necessary repairs.
  • Attend preventative maintenance workshops as they come available.
  • Abide by occupational health and safety regulations, wear approved personal protective equipment as required and report unsafe work conditions and hazards in a timely manner.
  • Ensure the confidentiality of occupant information obtained while performing job duties.
  • As part of the Housing team, perform other related duties as assigned.

QUALIFICATIONS: 

  • Grade 12 (or equivalent).
  • 2-5 years of experience completing general building and home maintenance repairs.
  • Related experience working in a First Nations community is preferred.
  • Certification in a housing maintenance related trade i.e. carpentry, plumbing, etc. is an asset.
  • Valid Class 5 driver’s license and satisfactory abstract.
  • Valid First Aid Certificate, CPR, and WHMIS Certificate, or willingness to obtain.
  • Construction site safety training is an asset.
  • Satisfactory criminal record check and vulnerable sector search results.
  • Equivalent combinations of related education and experience may be considered.

  • Demonstrated ability to follow directions, manage and complete maintenance and repair tasks in an effective and timely manner.
  • Ability to prioritize tasks and meet deadlines.
  • People-centric approach to occupant relations.
  • Demonstrated interpersonal and conflict resolution skills when dealing with occupants with health or social issues.
  • Experience working effectively as a contributing member of a team.
  • Demonstrated written and verbal communication skills.
  • Ability to maintain effective working relationships with co-workers and clients.
  • Knowledge of records management techniques.
  • Able to work under pressure.
  • Ability and/or knowledge of applying analytical skills.
  • Time management

WORKING CONDITIONS: 

Physical Demands:

  • Physical stamina and dexterity. The job involves constantly moving, walking, stooping, climbing, kneeling, crouching or crawling.
  • Ability to life and/or move weights up to 50lbs. e.g., heavy furniture, equipment and supplies.

Mental Focus:

  • Must remain calm, professional, objective and constructive even when faced with hostility.
  • Stress may be caused by the need to complete tasks within tight deadlines.

Working Conditions:

  • Expectation to work overtime, evenings, and/or weekends and respond to maintenance emergencies as necessary.
  • Ability to work under stressful conditions and navigate complex situations in a way that prioritizes mental, physiological and physical health.
